LHC managed this unique four-story, 41-unit senior cooperative housing project; an independent-living community for active adults on the Alameda estuary. The site is under the jurisdiction of multiple state, county and city regulatory agencies as it is situated on the water. LHC facilitated good process to achieve approvals from the Army Corps of Engineers, Regional Quality Water Board, Oakland Planning Commission, BCDC, Alameda County Public Works, Cal Trans, and Union Pacific railroad.

 

In order to establish the budget for the project, LHC led a rigorous process for selection of the general contractor after the Schematic Design phase. This allowed for informed design decisions and meaningful evaluation of building systems as design of the building progressed. LHC managed a productive pre-construction phase, delivering realistic cost estimating, constructability reviews and value engineering services to the client to achieve the financial goals of the project.
